Projects on the horizon....
As we get into budget season the Board has to plan for both long and short term expenditures. We are getting ready to set the budget for next year soon and we are very close to having that dialed in, but what lays ahead for the long term? What do homeowners need to anticipate for the next 10 years or so?
There are three significant things we have identified that we need to have in mind when it comes to our long term plan, the first of which is paving the roads. We have been patching where needed for some time, however the patches are lasting shorter periods and becoming less cost effective. The Board has been working on this for a while and will soon have a solid plan in place for the future.
Siding and Roof replacement is next on the list. We are seeklng quotes and hope to put a plan in place to do the siding in stages. It would be great to be able to move to a more resiliant man-made material that will hold up to the weather better and require less maintenance.
Last on the long term list is to raise the amount of money held in our reserve fund. A study was done back in 2018 that suggested a minimum amount in reserves, to my knowledge we have never met that amount. We have not spent the money on another survey, however, you can be sure that amount has increased. In order to be prudent we will need to fund our reserves to a higher level than we have been used to.
There's a fourth item that should be on list, tennis court repairs, and we haven't forgetten it. We are continuing to work on this and hope to get it into the medium range budget without any significant impact.
All of these items need to be addressed and we are working diligently on solutions. We have time but will need to get started soon. We look foward to seeing you all at the annual board meeting for more details.
